July 30, 2025 – According to a report by The San Francisco Chronicle on Tuesday local time, Apple Inc. has inked a deal to acquire the Mathilda campus in Sunnyvale for a staggering $365 million.
This marks the tech giant’s third major real – estate transaction in the Bay Area this year. Over the past three months alone, Apple has poured close to $882 million into expanding its office space in the region.
The Mathilda campus is situated at 505 – 599 North Mathilda Avenue and 605 West Maude Avenue, just north of Apple Park. It consists of four buildings with a total area of approximately 663,000 square feet. Among them, Apple has leased 581,429 square feet.

Prior to this acquisition, Apple had already completed two other significant purchases. One was two buildings adjacent to the new Mathilda campus, which cost the company 350million.TheotherwastheTantau”CupertinoGateway”buildingnearApplePark,forwhichApplepaid160 million.
Despite the widespread layoffs and cost – cutting measures plaguing the tech industry at present, Apple continues to aggressively expand its office space in the Bay Area. It’s worth noting that the region is still grappling with high office vacancy rates. In San Francisco, the office space vacancy rate exceeds 30%, while in Sunnyvale, it stands at 18%.
